Costa Mesa sits a mile or two back from the water between Newport Beach and Huntington Beach, and it does two things at once. The south end is residential and walkable: Eastside Costa Mesa's older streets near the Back Bay, Mesa Verde's 1960s tracts wrapped around the golf course, and the 17th Street and 19th Street corridors where most of the coffee, taco shops and neighborhood restaurants are.
The north end is the county's cultural and retail anchor — South Coast Plaza, the Segerstrom Center for the Arts and South Coast Repertory cluster at the 405 and Bristol, with the SoBeCa and Triangle districts and the old Fairview industrial blocks turned brewery-and-studio in between. The OC Fair & Event Center and Fairview Park round it out. Housing is mostly single-family tracts and older cottages with a real supply of condominiums, townhomes and duplexes.
