The city was laid out in the 1950s on the old McNally ranch and built through the 1970s, so the housing is mostly single-story and split-level tract homes on curving streets and cul-de-sacs — Lorca Road, Faceta Drive and Granada Avenue are typical. Toward the north and east, around Creek Park and the hills that rise toward La Habra Heights, the lots get larger and the streets climb, with two-story homes and views over the basin.
Schools are under the Norwalk-La Mirada Unified School District, and the 5 runs along the city's southwest edge with the 91 a few minutes south. Imperial Highway and Rosecrans, Valley View and La Mirada Boulevard carry the retail, and Whittier and La Habra are each a short drive.

Most of La Mirada is the 1950s–70s tract home on a curving street or cul-de-sac: single-story ranches and split-levels, three or four bedrooms, attached garages and real backyards. The tracts were built in phases, so each pocket has its own floor plans and its own character.
Toward Creek Park and the northern hills the lots widen and the homes grow — two-stories with views, and streets that climb. Condominium and townhome communities near the boulevards are the lower entry point.
