Laguna Beach is seven miles of coves and headlands with a village at the center. Main Beach and the boardwalk sit where Broadway meets the sand, Heisler Park runs north along the bluff with its tide pools and lawn, and Pacific Coast Highway threads the whole city — Downtown, then North Laguna, then the beaches at Crescent Bay and Victoria, then Three Arch Bay at the south end. The galleries along PCH and Forest Avenue, the Festival of Arts and the Pageant of the Masters each summer, are the town's civic identity, not a sideline.
Behind the coast the land climbs fast. Laguna Canyon carries SR-133 inland toward the 405 and holds the wilderness park, the canyon cottages and the arts district; above the village, Woods Cove, Bluebird Canyon and Top of the World are hillside streets where the lots step down and the views open up. Housing is nearly all one-off: cottages, mid-century post-and-beam, remodels and custom hillside homes, with a limited number of ocean-front condominiums.
