Carlsbad covers seven miles of coastline and four quadrants that behave like separate towns. Northwest is Carlsbad Village and Barrio, walkable and close to the train station; southwest holds Aviara and La Costa's coastal edge above Batiquitos Lagoon; the two eastern quadrants — Calavera Hills, Bressi Ranch, Rancho Carrillo, La Costa Valley — are newer planned neighborhoods. Three lagoons, the Flower Fields on the bluff above the 5, and Legoland are the landmarks.

Village and Barrio housing is older and smaller — bungalows, duplexes, and condominiums within walking distance of Carlsbad Boulevard. The eastern and southern neighborhoods are largely 1990s and 2000s single-family and townhome communities with HOAs, parks and trails. The 5 handles the coast, the 78 crosses inland, and the Coaster stops in the Village.

Buyers generally weigh the Village's walkability and older, smaller homes against the newer planned neighborhoods east of the 5, where floor plans are larger and community amenities come with an HOA.
